Our Custom Homebuilding Process
Thinking of building a custom home? There is a lot to consider! The most important of which is – will my designer and builder understand MY vision – and be able to execute? When you build with the New Home Strategists, the answer is YES! We aren’t your typical homebuilders. We are homebuilding consultants that work WITH you AND the homebuilder. We have the innate ability to not just give you what you are asking for, but to do it in a holistic way that is appropriate for the build site, your budget, and how you envision living in your home.
The first step is to set up a free consultation (see below), and if you choose to engage our services, we will get to work!
DISCOVERY & DESIGN
There is a lot that goes into a successful build and all of that starts with an exchange of ideas, design, site planning, and more. In the Discovery and Design phases, we will learn about your wants and needs, what are your homesite’s possibilities, and then we will get to work, creating a design that is all you desire in your home and more!

STEP 1: DISCOVERY
The Discovery phase is all about diving into your project – you will tell us about your vision, wants and needs. timeline, site, and more. We have plenty of questions to ask and and tools to assist us with getting to learn more about your tastes – all of which are critical for helping design the home of your dreams!

STEP 2: DESIGN
Once our initial Discovery Phase is complete, we dive in and begin designing. At the end of this phase, you will have fully-executable floorplans, elevations, engineered plans, a spec book, and bids from builders. Next step – permits and building commences!
- Client representation at any design/plan meetings
- Floorplan design review
- Consult with Client’s floorplan provider when needed
- Exterior elevation design review
- Consult with Client’s elevation provider when needed
- Landscape design review
- Consult with Client’s landscape designer when needed
- Budget and vision meeting
- Architect or CAD design meeting and review
- Floor plan red line coordination with Client’s floorplan provider (if necessary)
- Consult with Client’s engineer when needed
- Interior finishing discussion and selection
- Rendering of the interior concepts
- Coordinate sample materials and finishes
- Coordinate plumbing fixtures selection
- Coordinate electrical fixtures selection
- Coordinate tile and flooring selection
- Discuss heating and cooling selections
- Create whole home color theme
- Coordinate finish trim and doors
- Coordinate cabinet selections
- Coordinate lighting plan & fixtures
- Furniture & styling discussion to suit the home
- Final product sourcing
- Creation of Home Specifications book
- Send project out for bid
- Bid analysis
- Trade meeting to evaluate build savings possibilities
- Bid negotiation
- Builder interviews if not using Project Consultant’s builder
- Loan Package creation for bank (if loan is needed)

BUILD MANAGEMENT
With the New Home Strategists, you also get peace of mind during your build. No having to worry about scheduling subcontractors or last-minute questions about deliveries – we will handle it all, helping guide the decisions you will need to make along the way to ensure that options align with your build goals.
