MIDDLE HOUSING DESIGN & STRATEGY
WHAT IS “MIDDLE HOUSING”? IT IS A TYPE OF HOUSING THAT BRIDGES THE GAP BETWEEN SINGLE-FAMILY RESIDENCES AND APARTMENT BUILDINGS AND CONDOS.
There is a growing segment of the population that doesn’t want all the house they owned before…or that needs a more-affordable housing solution but doesn’t want to live in an apartment or a condo. They want a little space, but not all the yard that comes with a traditional home. They don’t want a townhome with a lot of vertical ups-and-downs. What they want…is middle housing.
Middle housing has been in the news, so you may be familiar with the term. 2022 was a pivotal year in terms of the Washington State Legislature not only recognizing the housing shortage crisis, but taking action in the form of sweeping bills that will change the homebuilding landscape in the decades to come. Those bills – HB 1337 – the ADU bill and HB 1110 – the Middle Housing bill, were both designed to create additional densities in our neighborhoods by taking advantage of extra land in yards, empty lots, and in replacing housing that is dilapidated and no longer functional.
Our team can help consumers, investors, and developers analyze the land that is available and determine a strategy for making the best use of that space. It is not a matter of throwing any type of structure on a lot and assuming buyers and renters are going to flock to it. People will live in a smaller space, and pay more for it, when it is functional and allows them to have the lifestyle they want.
Whether you need a consultant to help you envision your middle housing project, have a lot or a backyard that you would like to utilize for housing, are ready to design a middle housing project such as an ADU or a multi-family unit that is super-functional and that will attract either buyers or renters, want to know how to use the power of land- and hard-scaping to transform spaces and to allow all residents to enjoy a bit of privacy in a more-efficient way, or even searching for middle-housing-ready opportunities, we can help!
